      Pro-Seal offers two types of sealers, membrane/film acrylic sealers and  siloxane penetrating sealers. Both are equally effective, although there are considerable differences in price, appearance and longevity. Sealers of all types also vary in their solids content. The percentage of solids refers to the thickness or amount of material left on the concrete after all solvents have evaporated and the sealer has dried. The solids content not only determines the amount of protection, but also the life of the sealer. Penetrating sealers generally have a lower percentage of solids, they are, however, equally or more effective.

       MEMBRANE SEALERS: The most popular, this type of sealer creates a "film" on the surface of the concrete (similar to varnishing wood) providing a very durable finish which improves resistance to automotive fluids, chemicals, de-icing salts and abrasion, also excellent foot and vehicular wearing capabilities. Depending on the grade of sealer and number of coats applied, a very desirable sheen can be achieved. Our membrane acrylic sealer has a solids content of 30%, the highest available at this time. 

      All our film sealers are solvent based and formulated of top quality acrylic polymers, which will not discolor or "yellow" due to ultraviolet degradation. Most are clear in color, but uniformly darken the concrete’s natural color (again, similar to varnishing wood). The life of the sealer is determined not only by the solids content, but by weather and traffic patterns. Pro-Seal guarantees a minimum 3-winter life on all film sealers.

            **PENETRATING SEALERS: This type of sealer "penetrates" into the pores of the concrete. Like film sealers they improve resistance to automotive fluids, chemicals, and de-icing salts, however, being that they work below the surface, offer less resistance to abrasion.

        SILOXANE ; Siloxane or silane penetraters are generally regarded as one of the best. They adhere to the concrete by creating a chemical fusion, once dry it literally becomes part of the surface. They are totally clear, will not yellow, and leave no sheen. Some slight discolorations can occur. We now have a 40% solids content available in silane.
Pro-Seal guarantees a minimum 5-winter life on silane/siloxane sealers.

        LINSEED OIL;  has been used and proven for the last 100 years. They have a very short life and are the least appealing in terms of appearance. It leaves the concrete mottled with light and dark spots. Two coats are recommended and must be reapplied yearly.

        **Penetrating sealers cannot be used if acrylic curing compounds were used when concrete was initially placed or film sealers were previously used. Penetrating sealers can not "penetrate" if acrylic is present.  

         There are a wide variety of other "sealers" available, some use wax or silicones, others are water-based, be cautious if your concrete has a sealer present as all products are not compatible with each other. Avoid discount sealers and those that claim to work on everything from concrete and wood to roofing shingles. Our concrete sealers of choice are time-proven, of the highest quality, and all meet ASTM and USDA specifications and are VOC. compliant.
