Preparing the surface properly is of the utmost
importance. In fact, we consider it as equally important as the materials to be
used. The best sealers and caulk manufactured will not adhere properly,
work properly or
last long when applied over grease, oil, or in most cases, years of dirt. Any
traces of curing compounds, salt crystal build-up and carbon must be removed.
Dozens of air-born chemicals and substances, from many sources, can permeate the surface of concrete, invisible to the eye, silicones like those used in car vinyl cleaners, tire black sprays and spray waxes can cause the sealer to "wrinkle" or "orange peel " and restrict the bonding process. Salt crystal build-up and carbonization also impede bonding. Pro-Seal thoroughly cleans all surfaces, joints and cracks to be caulked or sealed. A high-pressure wash, aided by degreasing detergents and/or bleaches will remove all foreign substances, dirts and oils, to guarantee maximum bonding for both sealers and caulk. All cleaning agents are approved and safe for your lawn, landscape and structures. Stubborn stains such as rust, sometimes require strong chemicals, however, by law, we are not permitted to (and will not) use acidic or caustic chemicals where the drain-off runs to a public storm system. We therefore cannot guarantee all stains will be removed. Acid's also permanently softens the top layer of the concrete, leaving it much more vulnerable to surface damage and erosion. Applications of all sealers are done with a roller. We feel rolling is the only way to guarantee even, uniform coverage while avoiding "spray marks" and puddles. Applying sealers thicker or thinner than specifications require will hinder its performance and cause mottling. Rolling allows us full control and ability to achieve proper, consistent coverage, meeting the specifications requested by the manufacturer. Spraying not only restricts the ability to control the coverage rate, but, surrounding areas are vulnerable. Houses, vehicles, landscapes, lawns, even people and pets can be affected by the over spray. Rolling eliminates any threat of damage from over spray.
